What are home measurement services?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total living area and the general layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Disputing real estate taxes

Property tax records often reflect inaccurate square footage because the values can come from several sources, and sometimes go unproven — which means you may be paying for more space than you have! Unless a certified appraiser has executed a recent appraisal or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before attempting to challenge what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A measuring service will secure fair market value for your property. Square footage is one of the most important elements potential buyers look for when purchasing a house — but since these values are frequently estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any renovation that might have affected square footage).

Material for real estate professionals

To make sure that your client's property closes at a price that properly reflects market value, we advise asking for a measurement of the property. Clients, and especially potential buyers, will be grateful for your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can review the layout and features of the home before and after a showing.
